Water Heater Warning Signs and What to Do When It Bursts
The Silent Threat in Your Home
When homeowners think about water damage risks, they picture storms and burst pipes. But one of the most common causes of indoor flooding is hiding in plain sight: your water heater. These appliances hold 40 to 80 gallons of water under constant pressure and heat, and when they fail, they can release their entire contents onto your floors in minutes.
At Champion Cleaning Systems, we have responded to countless emergencies across metro Atlanta caused by aging or neglected water heaters. The good news is that most failures give warning signs well before catastrophe strikes.
Warning Sign 1: The Unit Is Over 10 Years Old
Standard tank water heaters have a lifespan of 8 to 12 years. If yours is approaching or past the decade mark, it is operating on borrowed time. Check the serial number label on the unit for the manufacture date. Many manufacturers encode the date in the first four digits of the serial number, with the first two indicating the month and the next two the year.
Even if the unit appears to be functioning normally, internal corrosion is likely progressing. Proactive replacement before failure prevents the catastrophic flooding that comes with an unexpected rupture.
Warning Sign 2: Rusty Water or Visible Corrosion
If you notice rust-colored water when running the hot tap, the inside of your tank is corroding. Rusty water exclusively from the hot side, not the cold, confirms the water heater is the source. Visible corrosion or rust stains around fittings, valves, or the base of the tank are equally concerning.
Once internal corrosion penetrates the tank wall, failure is imminent. There is no repair for a corroded tank. Replacement is the only option.
Warning Sign 3: Strange Noises
Rumbling, popping, or banging sounds from your water heater indicate sediment buildup at the bottom of the tank. Over time, minerals in the water settle and harden into a layer of scale. The heating element works harder to heat water through this layer, causing overheating, stress on the tank walls, and the audible disturbance you hear.
Annual flushing of the tank removes sediment before it becomes a problem. If you have never flushed your water heater and it is making noise, have a plumber inspect it before proceeding.
Warning Sign 4: Leaking or Moisture Around the Base
Any moisture around the base of your water heater demands immediate attention. It may be a minor fitting leak that is easily repaired, or it may be a hairline crack in the tank itself that is about to give way. Wipe the area dry, place paper towels around the base, and check again in 24 hours to determine if the leak is active and where it originates.
Do not ignore even small amounts of moisture. A slow leak can become a full rupture without warning.
Warning Sign 5: Inconsistent Hot Water
If your water heater delivers less hot water than it used to, takes longer to recover between uses, or produces water that fluctuates between hot and lukewarm, the heating elements or thermostat may be failing. While these components can be replaced, recurring issues in an older unit often indicate that the overall system is nearing end of life.
Prevention Tips to Extend Your Water Heater's Life
A few simple maintenance habits can add years to your water heater's lifespan. Flush the tank annually to remove sediment buildup. Inspect and replace the anode rod every three to five years, as this sacrificial rod attracts corrosion away from the tank walls. Check the temperature and pressure relief valve annually by lifting the lever and confirming water flows freely, then snaps shut. Set the temperature to 120 degrees to reduce stress on the system and lower energy costs.
What to Do When a Water Heater Bursts
If your water heater fails, shut off the water supply to the unit immediately. The shutoff valve is typically on the cold water inlet pipe above the heater. If you cannot locate it, shut off the main water supply to the house. Turn off the power source: flip the circuit breaker for an electric heater, or turn the gas valve to the off position for a gas unit.
Do not attempt to move the water heater. Begin removing standing water from the area to limit damage to flooring and nearby belongings. Contact your insurance company and a professional restoration company immediately.
