How to Protect Your Home from Water Damage This Storm Season
Georgia Storm Season Is No Joke
Atlantic hurricane season runs from June through November, and Georgia sits squarely in the path of tropical storms, hurricanes, and the severe thunderstorms they generate. Even storms that make landfall hundreds of miles away can dump inches of rain on the Atlanta metro area within hours, overwhelming drainage systems and flooding homes that have never flooded before.
The 2024 season reminded many Sharpsburg, Stockbridge, and Buford homeowners that storm damage is not limited to coastal properties. Inland flooding, wind-driven rain, and falling trees caused significant water damage across communities throughout north-central Georgia.
Inspect Your Roof Before Storm Season
Your roof is the primary barrier between your home and storm water. Missing, cracked, or curling shingles create entry points for wind-driven rain. Flashing around chimneys, skylights, and vent pipes deteriorates over time and is a common source of leaks during heavy storms.
Schedule a professional roof inspection before June each year. Address any issues found immediately, as roofing contractors become difficult to book once storms start hitting. Check your attic for daylight showing through the roof decking, water stains on rafters, or soft spots in the sheathing.
Clean and Repair Gutters and Downspouts
Clogged gutters during a heavy storm do not just overflow. They can pull away from the fascia under the weight of trapped water, cause water to pour down exterior walls and into the foundation, and create conditions for ice dams if the damage is not addressed before winter.
Clear all debris from gutters and downspouts. Ensure downspouts extend at least four to six feet from the foundation. Consider installing gutter guards if your property has heavy tree coverage.
Seal Windows, Doors, and Foundation Cracks
Water follows the path of least resistance, and during a driving rainstorm, that path often leads through gaps around windows, doors, and foundation walls. Inspect caulking and weatherstripping around all windows and exterior doors. Replace any that is cracked, peeling, or missing.
Walk the exterior perimeter of your home and look for cracks in the foundation. Even hairline cracks can admit water under hydrostatic pressure during heavy rainfall. Seal them with hydraulic cement or polyurethane caulk designed for masonry.
Protect Your Basement and Crawl Space
If your home has a basement, ensure your sump pump is in working order. Test it by pouring a bucket of water into the pit and confirming it activates and drains properly. Install a battery backup sump pump in case the power goes out during a storm, which is exactly when you need it most.
For crawl spaces, verify that the vapor barrier is intact and properly covering the ground. Check that crawl space vents are not blocked and that any drainage systems are clear.
Create a Storm Emergency Plan
Keep your homeowner's insurance policy information easily accessible. Document your home's contents with photos or video for insurance purposes. Know where your main water shutoff valve is located and how to operate it. Have basic supplies on hand including flashlights, batteries, a first aid kit, and bottled water.
What to Do After Storm Damage
If your home sustains water damage during a storm, act fast. Do not wade through standing water if there is any possibility of electrical contact. Shut off the main water supply if the damage is from a plumbing failure rather than weather intrusion.
Contact your insurance company within 24 hours. Document all damage with photos and video before any cleanup begins. Do not throw away damaged items until your adjuster has documented them.
Call a professional restoration company immediately. The longer water sits in your home, the more extensive the damage becomes. Mold can begin growing within 24 to 48 hours of water exposure, turning a manageable cleanup into a major remediation project.
