Spring Is When Your Home's Weaknesses Show

Georgia's spring rainy season delivers some of the heaviest rainfall of the year. For homes across metro Atlanta, spring is when every deferred maintenance item becomes a potential water damage event. The roof leak that did not matter in January suddenly matters when three inches of rain falls in two hours.

Taking preventive action before the rains begin is the most cost-effective way to protect your home.

Clean and Inspect Your Gutters

Clogged gutters are the single most common preventable cause of residential water damage. When gutters overflow during heavy rain, water runs down exterior walls, saturates the soil against your foundation, and finds its way into basements and crawl spaces.

Clean all debris from gutters and downspouts in early spring. Check for sagging sections, loose hangers, and gaps at seams. Ensure downspouts extend at least four to six feet from your foundation. If your property has significant tree cover, install gutter guards to reduce the frequency of future cleaning.

Check Your Grading

The ground around your home should slope away from the foundation at a rate of at least one inch per foot for the first six feet. Over time, soil settles, mulch beds compress, and the slope reverses, directing water toward the foundation instead of away from it.

Walk the perimeter of your home and look for low spots, depressions, or areas where water visibly pools after rain. Add topsoil to correct the grade before spring storms arrive. Pay special attention to areas around downspout discharge points and near basement window wells.

Inspect Your Roof

Missing, cracked, or curling shingles are obvious vulnerabilities, but subtler issues cause leaks too. Check flashing around chimneys, skylights, and plumbing vent boots for gaps or deterioration. Look for granule accumulation in gutters, which indicates aging shingles. If your roof is 15 years old or older, a professional inspection is worth the investment.

From inside your attic, look for daylight showing through the roof decking, water stains on rafters, and any signs of moisture. These indicate existing penetrations that will worsen during spring storms.

Seal Windows and Doors

Inspect caulking around all exterior windows and doors. Georgia's temperature fluctuations cause caulk to expand, contract, and eventually crack over several years. Replace any caulking that is dried, cracked, or pulling away from the surface.

Check weatherstripping on doors, particularly at the threshold where water can enter during wind-driven rain. Garage doors are often overlooked but are a common water intrusion point during heavy storms.

Test Your Sump Pump

If your home has a sump pump, test it before the rainy season. Pour a bucket of water into the pit and confirm the pump activates, removes the water, and shuts off automatically. If it hesitates or fails, service or replace it immediately.

Consider installing a battery backup system so the pump operates during power outages, which frequently accompany severe spring storms in the Atlanta area.

Inspect Plumbing

Check visible pipes under sinks, behind toilets, and near the water heater for signs of corrosion, dripping, or moisture. Replace washing machine supply hoses if they are more than five years old or show any signs of wear. Rubber hoses degrade over time and are a leading cause of indoor flooding.
