Every Season Brings Different Leak Risks

Georgia's climate cycles through distinct seasonal conditions that each stress your home's defenses differently. Understanding how each season creates leak risks helps you anticipate problems and catch them before they cause serious damage.

Spring: Heavy Rain Tests Everything

Spring delivers some of Georgia's heaviest rainfall, and every weakness in your home's exterior becomes a leak. Roof damage from winter storms reveals itself during the first heavy downpour. Flashing that was loosened by ice or wind allows water to penetrate around chimneys and vents.

Gutters overwhelmed by spring debris overflow and send water cascading down walls and pooling against foundations. The saturated soil of spring pushes water against basement walls and through foundation cracks with hydrostatic pressure that was absent during drier months.

Spring is when proactive homeowners discover the maintenance they should have done in fall.

Summer: Heat, Humidity, and Storms

Georgia summers bring a different set of risks. Intense heat causes roofing materials to expand, contract, and deteriorate faster. UV radiation breaks down shingle surfaces and degrades sealant around flashing and penetrations.

Afternoon thunderstorms are sudden and violent, dropping heavy rain on roofs that may have been weakened by weeks of heat stress. Wind-driven rain finds entry points that normal rainfall misses, pushing water under siding, around window frames, and through compromised roof areas.

Inside the home, high humidity creates condensation on cold water pipes, HVAC ducts, and in poorly ventilated spaces. This condensation is often mistaken for a leak but can cause the same mold and moisture damage over time.

Fall: Transition and Preparation

Fall is a deceptive season. The weather is mild, and it is easy to assume your home is fine. But falling leaves clog gutters, creating the conditions for winter ice dams. Temperature fluctuations cause caulk and sealant to crack as materials expand and contract.

Reduced daylight means less natural drying time for roofing and exterior surfaces. Dew and morning moisture linger longer, keeping materials damp and accelerating deterioration in already weakened areas.

Winter: Freezing Creates the Most Expensive Failures

Winter freezes are when deferred maintenance becomes catastrophic. Water that seeped into small roof cracks freezes and expands, widening the crack. Ice dams form on gutters and eaves, forcing meltwater under shingles and into the attic or wall cavities.

Pipes that were not insulated freeze and burst, often inside walls where the damage is invisible until the thaw. The expansion of freezing water generates pressures that can split copper, PEX, and galvanized pipes alike.

Winter damage is often the most expensive because it frequently involves multiple systems: roof, plumbing, walls, and flooring all affected by a single freeze event.

Year-Round Monitoring

Walk the perimeter of your home each season. Look for new cracks in the foundation, water stains on exterior walls, and changes in grading. Check the attic seasonally for water stains, damp insulation, and daylight through the decking. Monitor your water bill for unexpected increases that may indicate a hidden leak.

Address small issues immediately. A minor repair done in September costs a fraction of the emergency restoration needed in January.
