Why Burst Pipes Are a Major Threat in Georgia

Most people associate burst pipes with northern climates, but Georgia homeowners are actually at higher risk during cold snaps precisely because our homes are not built for prolonged freezing. Pipes in southern homes are more likely to run through uninsulated exterior walls, crawl spaces, and attics, areas that offer little protection when temperatures drop below 32 degrees.

When water inside a pipe freezes, it expands with tremendous force, up to 2,000 pounds per square inch. That pressure does not just crack the pipe at the frozen point. It builds throughout the entire section of trapped water, often causing failure at joints, fittings, or weak points far from the actual ice blockage. A single burst pipe can release hundreds of gallons of water per hour, flooding floors, soaking drywall, and destroying personal belongings before anyone notices.

Which Pipes Are Most at Risk

The most vulnerable pipes in your home are those in unheated or poorly insulated areas. Pipes running through exterior walls, especially on the north-facing side of the house, freeze first. Pipes in crawl spaces and basements without insulation are next. Outdoor hose bibs and irrigation supply lines are almost guaranteed to freeze if not properly shut off and drained.

Even pipes inside interior walls can freeze if cabinet doors are left closed during cold snaps, trapping cold air around the plumbing under kitchen and bathroom sinks. Homes in communities across Sharpsburg, Stockbridge, and Buford that were built before modern insulation standards are especially susceptible.

How to Prevent Frozen Pipes

Prevention is straightforward and inexpensive compared to the cost of water damage repair. Start by insulating exposed pipes in crawl spaces, attics, garages, and along exterior walls. Foam pipe insulation sleeves are available at any hardware store and take minutes to install.

When temperatures are forecast to drop below freezing, open cabinet doors under sinks to allow warm air to circulate around pipes. Let faucets drip slightly overnight, both hot and cold lines. Moving water resists freezing, and the small cost of running water is nothing compared to a burst pipe repair.

Keep your thermostat at 55 degrees or higher at all times, even if you are away from home. If you are leaving for an extended period during winter, consider shutting off the main water supply and draining the system entirely.

Disconnect and drain all outdoor garden hoses. Shut off the interior valve supplying outdoor hose bibs if one exists, and open the exterior faucet to drain any remaining water.

What to Do If a Pipe Bursts

If a pipe bursts, act immediately. Shut off the main water supply to stop the flow. The shutoff valve is typically located where the main water line enters your home, often in the basement, crawl space, or utility closet. Every member of your household should know where this valve is and how to operate it before an emergency.

Once the water is off, open faucets to relieve remaining pressure in the system. If water has contacted any electrical outlets, appliances, or your electrical panel, do not enter standing water. Call an electrician first.

Begin removing standing water as quickly as possible using a wet vacuum, mops, or towels. The faster you extract water, the less damage it causes to flooring, subfloors, and drywall. Move furniture and valuables away from wet areas.

Why Professional Restoration Matters

Even after visible water is removed, moisture trapped inside walls, under flooring, and in insulation continues causing damage. Within 24 to 48 hours, mold begins growing in damp materials. Warped subfloors, delaminating drywall, and corroding electrical components are all consequences of inadequate drying.

Professional water damage restoration uses commercial-grade extractors, air movers, and dehumidifiers to dry the structure thoroughly and verifiably. Moisture meters confirm that materials have returned to safe levels before repairs begin.
